Terms of Service

Effective Date: December 27, 2025

By using Simple Landlord, you agree to these terms. We've kept them short and focused on what matters for your rental business.

1. The Service

Simple Landlord is a Micro-SaaS tool designed for small-scale property management.

  • The Hard Cap: We strictly limit usage to a maximum of 5 units per user.
  • Not Professional Advice: We provide a ledger tool, not tax, legal, or financial advice. You are responsible for the accuracy of your records and tax filings.

2. Accounts & Security

  • Access: You must use Google OAuth to access your account. You are responsible for maintaining the security of your Google account.
  • Accuracy: You agree to provide accurate information regarding your properties and transactions.

3. Subscription & Payments

  • Merchant of Record: All payments are processed by Lemon Squeezy. By subscribing, you agree to their terms as well.
  • Plans:
    • Starter ($0): Limited to 1 unit.
    • Pro ($12/mo): Limited to 5 units, includes receipt storage and email alerts.
  • Cancellations: You can cancel your subscription at any time. You will retain access until the end of your current billing period.

4. Data Ownership & Content

  • Your Data: You retain full ownership of all property, unit, and tenant data you enter.
  • Tenant PII: You represent that you have the right to store your tenants' contact information for the purpose of managing your rental business.
  • Prohibited Content: You may not use the service for any illegal purposes or to store fraudulent financial data.

5. Limitation of Liability

  • "As-Is" Basis: Simple Landlord is provided "as-is" without any warranties.
  • Financial Risk: We are not liable for any financial losses, tax penalties, or legal disputes arising from your use of the app or reliance on its reporting features.

6. Termination

We reserve the right to suspend or terminate accounts that violate the 5-unit hard cap or engage in fraudulent activity. Upon termination, you will be given a 30-day window to export your data.

7. Changes to Terms

We may update these terms to reflect changes in our service. We will notify you of significant changes via the email associated with your Google account.
